Chow Tai Fook Holdings Limited’s subsidiary Tian Fu Enterprise Development has launched sales arrangements for its North Point, Hong Kong Island project at Hei Wo Street — Wong Seun. With marketing策划 support from Sky Room (HK) Limited, a subsidiary of New World Development (00017), the project uploaded its sales details on Tuesday (22nd) and will hold its first-round sale this Saturday (26th), offering 140 units via price lists, with a minimum entry price of HK$5.96 M.
The first-round price list comprises 67 one-bedroom, 66 two-bedroom and 7 three-bedroom units, with net floor areas ranging from 301 to 602 square feet. After applying up to a 21% discount, the discounted selling prices range from HK$5.96 M to HK$15.3 M, translating to price-per-square-foot levels of approximately HK$18,848 to HK$26,741. The total estimated value of the batch is around HK$1.17 billion.
As of 3 p.m. on Tuesday (22nd), the project had received over 5,800意向 registrations. Based on the four price lists covering 140 units, this represents oversubscription of more than 40 times. Over 60% of registrants are from Hong Kong Island, with the remainder from Kowloon and the New Territories. Registration closes at 6 p.m. on Thursday (24th).
The sale will be conducted in five groups. Group X has the highest priority for unit selection and comprises eligible buyers nominated by tender purchasers of the project; each buyer may nominate up to two persons, and each nominee may purchase one unit. Group A1 buyers may purchase two to six units; Group A2 buyers, two to four units; Group A3 buyers, one designated two- or three-bedroom unit; and Group B buyers, one or two designated units.
