What documents are required to apply for a mortgage loan?

A) Applicants with fixed income

(1) HKID cards of borrower and guarantor (if applicable)

(2) Sale and Purchase Agreement (applicable to new mortgages)

(3) Latest 3 months proof of address (*such as water and electricity bills)

(4) Proof of work and income:

– Latest tax demand Tax bill for the most recent financial year

– Latest 3 months’ payroll record (*Non-fixed income earners generally need to provide six months), or;

– Employer’s certification or letter of appointment

B) Self-employed

(1) Business registration certificate

(2) Company registration certificate, articles of association and introduction (applicable to many companies)

(3) Tax bills for the last two years

(4) Recent financial statements

(5) The company’s bank account records in the last 6 months

(6) Personal bank account records in the last 6 months (applicable to “Mortgage Insurance Plan” applications)

(7) Practicing certificate (for professionals)

C) Mortgage refinancing

(1) HKID card of borrower and guarantor (if applicable)

(2) Latest 3 months proof of residential address (such as water and electricity bills)

3) Proof of work and income:

– Latest tax demand note for the most recent financial year

– Latest 3 months’ payroll record (non-fixed salaried persons generally need to provide 6 months proof), or;

– Employment letter or letter of appointment

(4) Latest 3 months’ mortgage repayment record

(5) Latest repayment schedule
