China Resources Land’s (Overseas) Southwest Kowloon project Rui Jing II launched its first sales round on Sunday (27), offering 188 units and potentially adding more units for sale on the same day.
Kong Jian, Head of Sales and Marketing at China Resources Land (Overseas), stated that 72 units were sold out, with total transaction value exceeding HK$780 M; sold-out units accounted for approximately 80% of the launch batch. Among these, four bulk buyers each purchased four units, with transaction prices ranging from over HK$34.93 M to over HK$41.03 M. The highest-value bulk buyer acquired one three-bedroom unit and three two-bedroom units.
He added that the project received 30,678 applications, with Group A accounting for 4,342 and Group B for 26,336. Further unit releases may follow, depending on market conditions, and sales arrangements could be uploaded on the same day.
Cen Feifei, Deputy Head of Sales and Marketing at the group, said that 24 units sold via tender, with total transaction value exceeding HK$370 M — including 22 three-bedroom units and two terrace-themed units. Three-bedroom unit prices ranged from HK$13.42 M to HK$18.48 M, translating to price per square foot of approximately HK$21,251 to HK$25,913.
The highest price per square foot was achieved by a terrace-themed unit — Unit C on Level 3 of Block HK$5 — with a net floor area of 676 sq ft and a transaction price of HK$17.8 M, equating to approximately HK$26,327 per sq ft.
