Chow Tai Fook Holdings Limited’s subsidiary Tianfu Enterprise Development’s North Point, Hong Kong Island project — Wong Suen — launched its first price list on Thursday (17th), comprising 50 units. The average discounted price is approximately HK$20,613 per square foot, with one-bedroom units starting from HK$5.96 M — the “core Hong Kong Island entry-level price”.
Compared with the North Point Wong To project — launched in February 2025 by New World Development — the first batch of which had an average discounted price of about HK$18,540 per square foot, this launch represents a premium of approximately 11%.
The current price list covers 20 one-bedroom units, 28 two-bedroom units and two three-bedroom units, with saleable areas ranging from 304 to 602 square feet. After applying the maximum discount of 21%, the discounted prices range from HK$5.96 M to HK$14.42 M, and the discounted unit prices range from approximately HK$18,848 to HK$23,952 per square foot.
The cheapest one-bedroom unit — both in terms of entry price and price per square foot — is Unit C on the 3rd floor, with a saleable area of 316 square feet and a discounted price of HK$18,848 per square foot. The most expensive unit — both in terms of total price and price per square foot — is Unit A on the 18th floor, a three-bedroom unit with a saleable area of 602 square feet, priced at HK$14.42 M and HK$23,952 per square foot. The total discounted value of this batch is estimated at around HK$410 M.
Some one-bedroom units are priced below HK$6 M; seven two-bedroom units are priced below HK$9 M; and 26 two-bedroom units fall within the HK$10 Mthreshold.
Ms Ho Ka-yan, Director of Sky Room (HK) Limited — a subsidiary of New World Development — said the first price list offers a discount relative to comparable projects in the same area, leaving room for upward adjustments on future launches.
The sales gallery and show units are located on the 6th floor of K11 ATELIER King’s Road in Quarry Bay. They open to the public this Friday (18th), with ticket collection beginning Saturday (19th); the earliest sales are expected next week.
