至於999年期地契近年來備受市場關注的最大原因，是因為《中英聯合聲明》當中為大部份於1997年期滿的土地制定續期的權利，所有於1997年6月30日前期滿的新界土地契約，均可以續期50年，直至2047年6月30日止。因此現時全港有超過3萬份新界的土地契約將於2047年到期。即是如非續期，業主使用權限屆時將完結。 及後特區政府為「2047年大限」的續期問題作過解釋，發展局曾於2019年表示，據特區政府1997年7月的政策聲明，沒有續期權利的土地契約（不包括短期租約及特殊用途契約），在期滿時可由政府全權酌情決定續期50年而無須補繳地價，惟須每年繳納租金。租金款額相當於有關土地應課差餉租值的3%，租金其後會隨應課差餉的改變而調整。而據此政策，特區政府成立後，批出的地契年期一般均為50年並跨越2047年。 <h2>999年地契絕對是優勢</h2> 至於有甚麼屋苑或物業是999年地契，大多是在香港開埠初期批出，而且大部份位於港島區，集中在中區、鰂魚涌及赤柱一帶。其中一個指標，就是港島東藍籌屋苑<a href="https://www.midland.com.hk/zh-hk/estate/%E6%B8%AF%E5%B3%B6-%E5%A4%AA%E5%8F%A4-%E5%A4%AA%E5%8F%A4%E5%9F%8E-E00024" target="_blank"
