今年港股表現理想，配合美國重啟減息，以及本港樓市去年全面撤辣，投資住宅物業的需求上升，帶動投資者今年入市更頻密，部分新盤更不時出現大手客承接。據美聯物業研究中心綜合土地註冊處的資料，已知的一手大手客(即同一買家於同一月份及同一新盤購入多於一個單位)於今年首11個月共錄得560宗，比起去年同期534宗上升約4.9%，較未撤辣的2023年同期錄得的僅59宗，更是勁升近8.5倍；按涉及單位計算，今年首11個月一手大手客共涉及約1,378個單位，按年增加約1.5%，比起23年同期更大升近9.3倍(見圖)。雖然一手大手客明顯增多，但是相信以長線投資部署為主。以今年首11個月計，一手大手客涉及約1,378伙，只佔同期近1.89萬宗一手私宅註冊量約7%左右，顯示目前一手市場以用家主導。 一手大手客最集中吸納的依然是600萬元或以下的中小型單位，今年首11個月共涉及666伙，佔同期一手大手客接近一半，而數量較去年同期523伙大升約27.3%，反映不少投資者鎖定中細價物業作長線收租(見表一)。大手客青睞中細價物業的原因，除了「撤辣」，亦基於百元印花稅門檻升至400萬元以下物業，令購入中細價物業的成本降低而引致。 相反，涉及逾600萬至1,000萬元及逾1,000萬元的單位伙數則分別按年跌約10.1%及約17.2%；隨著撤辣後一手大手客入市情況改變，透過「一約多伙」形式購入的單位縮減至約20伙，較去年同期銳減約44.4%(見表一)。 <img decoding="async" loading="lazy" class="alignnone size-full wp-image-123604"
