【香港美景】五大絕世遊艇會大公開 附近物業有幾驚艷？

正當<a href="https://www.midland.com.hk/zh-hk/market-insight" target="_blank" rel="noopener noreferrer">樓市</a>氣氛呈反彈之勢，竟然傳出有政府住宅地皮流標，即是政府不願賣。通常地皮流標，都會被市場定性為負面訊號，對於區內樓市表現會有壓力。不過，從多角度分析，今次流標又未必是一個壞消息。 先介紹返地皮資料先，項目是位於<a href="https://www.midland.com.hk/zh-hk/district/%E6%96%B0%E7%95%8C-%E6%8E%83%E7%AE%A1%E7%AC%8F-30130003" target="_blank" rel="noopener noreferrer">屯門青山公路</a>大欖段一幅有相當規模的住宅用地，附近主要大型屋苑包括<a href="https://www.midland.com.hk/zh-hk/new-property/%E6%96%B0%E7%95%8C-%E5%B1%AF%E9%96%80-OMA-by-the-Sea-E000017000" target="_blank" rel="noopener noreferrer">OMA by the Sea</a>及<a href="https://www.midland.com.hk/zh-hk/list/buy/%E6%90%9C%E5%B0%8B-H-9536f87" target="_blank" rel="noopener noreferrer">The Carmel</a>等，此地皮最高可建樓面高達130萬平方呎，估計可以提供2,020伙單位，論規模，差不多等同在售中的<a href="https://www.midland.com.hk/zh-hk/list/buy/%E6%90%9C%E5%B0%8B-H-9536f87" target="_blank" rel="noopener noreferrer">錦上路站</a>整個項目。 其中一個特別之處，就是此地皮設有限呎條款，每伙單位實用面積達最小280平方呎，為首幅加入相關條款的住宅官地。本行預計若以每呎樓面地價約6,000元計算，地皮估值約為78.38億元。 <h3><a href="https://www.midland.com.hk/zh-hk/list/new-property/%E6%8E%83%E7%AE%A1%E7%AC%8F-D-30130003" target="_blank" rel="noopener noreferrer">長實</a>、<a href="https://www.midland.com.hk/zh-hk/list/new-property" target="_blank" rel="noopener noreferrer">新地</a>、<a href="https://www.midland.com.hk/zh-hk/list/new-property/%E6%90%9C%E5%B0%8B-H-1242480c" target="_blank" rel="noopener noreferrer">恒地</a>、<a href="https://www.midland.com.hk/zh-hk/list/new-property/%E6%90%9C%E5%B0%8B-H-8a8a3d82" target="_blank" rel="noopener noreferrer">信置</a>及<a href="https://www.midland.com.hk/zh-hk/list/new-property/%E6%90%9C%E5%B0%8B-H-4a8b8de9" target="_blank" rel="noopener noreferrer">嘉華</a>國際。而且大部分在區內都已經有發展項目的經驗。 <h2>政府對區內樓市有信心</h2> 不過結果是，政府不願賣，流標收場，為2018年10月<a href="https://www.midland.com.hk/zh-hk/district/%E6%B8%AF%E5%B3%B6-%E5%B1%B1%E9%A0%82-10010007" target="_blank" rel="noopener noreferrer">山頂</a>文輝道地皮流標後，3年半以來再有住宅官地流標。地政總署表示，沒有任何標價達到政府專業估價師評估的底價，所以全部標書不獲接納，而政府是按既定機制，在市場上公開出售賣地計劃內的土地，如沒有任何標價達到政府專業估價師所評估的底價，就不會出售，而底價會在截標當日訂定，以便考慮最新市况，政府亦不會揣測投標者出價考慮。 <img decoding="async" 如是者，可以反映出，政府不願以低價賣出地皮，而且表明不會取消最低單位面積要求，是對區內樓市有信心的表現，加上項目地勢較高及近海，發展規模龐大且潛力不俗。至於加入最低單位面積要求，即是「限呎」條款的，正因為此項目規模大，料將以多元化戶型發展，可興建中小型單位為主，如一房戶或兩房及細三房戶型，滿足上車或小家庭等多元化客戶群，故「限呎」雖然是發展商出價考慮因素之一，但不是項目出現流標的主因。
